RERA Registration
RERA stands for Real Estate Regulatory Act which regulates the businesses of Builders, Developers and Real Estate Agents/Brokers. The prime objective is to protect the individual/retail customers (home and property buyers) and helps boost investments in the real estate industry. It is aimed at bringing transparency and accountability in the real estate transactions so as to safeguard the interest of end customers and to regain the lost faith of the people in the real estate industry.
All the projects on land more than 500 Sq. Mtr. (May vary from state to state) Or having Eight (8 Nos) or More apartments, including the one without completion or occupancy certificate must be registered. Developers have to post details like project plan, layout plan, approvals, land title status, details of promoters, contractors, architects, date of completion with the State RERA – Customers can access this information from the RERA websites.
Two kind of Entities requires Registration under RERA:
- Project Registration
- Agent Registration
Documents required for Project Registration
Basic Documents:
- Proof of identity and address of the promoter together with Passport size photos
- Certificate of Incorporation, Memorandum of Association (MOA) and Articles of Association (AOA).
- PAN Card- Company and Promoters
- Email id and Contact numbers
- Audited balance sheets from the three preceding financial years, along with the audited report and director’s report.
- Particulars of directors or any other authorized person
- The Commencement Certificate along with the approved plan.
- Layout Plan
- Project location details
- The outlined plan for project execution, availability of parking facilities within the real estate project, legal documentation verifying the promoter’s land ownership for the planned project, information on the promoter’s prior project experience, encompassing project names, current status, and any instances of delays in completion.
Note: The necessary documents for RERA (Real Estate Regulatory Authority) registration may vary from state to state.
Documents required for Real Estate Agent Registration:
- Proof of identity and address of the applicant
- Passport size photos
- Particulars of the real estate agent company, including its name, registered address, bylaws, Memorandum of Association (MOA), Articles of Association (AOA), and type of company.
